According to Zoning Ordinance of Honolulu, single family and duplex dwelling requires 2 parking per unit and 1 parking for each additional 1000 square feet of living area above 2500 square feet. For example, if you currently have a 2300sf home (exclude garage area) and you want to build an addition about 800 sf. Your new total living area would be 3,100 sf. It is 600sf above 2,500 sf. So the city will require you to provide the basic 2 parking plus 1 additional parking. Your total would be 3 parking required. You don’t need to build a garage for this. The parking doesn’t need to be covered; it just needs to be off street and off the sidewalk as well. Show a dash rectangle of 8 ft by 18 ft on your site plan. It should be sufficient to satisfy the parking requirement. So I always tell people when they planning their new homes, set your garages back about 20’ from the property line so you will be able to satisfy parking requirement for future building addition. You will about 2 more parking in front of the garage and that will allow you to build up to a 4,499 sf of home.
